Community and Shopping Centre Breda & Weinstein

We transformed a former brewery into a new shopping centre worth toasting.

Gleeds provided a whole range of services to support the transformation of an historic, city-centre burgess brewery into a modern shopping centre.

Despite numerous challenges, we delivered an award-winning building, praised by visitors and industry experts alike. The project achieved a BREEAM® assessment rating of ‘Good’, recognising the sustainable approach of the centre.

Historic achievement

Combining the brewery’s malt houses, cellar house, brew house, chimney and historical industrial façade with the new development was complex. We had to pay particularly close attention in the project’s early stages. Challenges included:

  • An archaeological survey, demolition of the old buildings causing long delays
  • Busy city-centre streets with main trolley and bus routes
  • Heavy rain causing danger of collapse

The right ingredients

In addition to providing solutions to the unusual problems that occurred during the preparation for construction, we provided full support to our client in other ways too.

We created a critical path with milestones, making sure we took into account the risks relating to archaeology, environmental constraints and finances.

This approach allowed us to successfully manage the development and construction programme of a 56 000m² mall that includes:

  • More than 100 shops
  • A 6-screen Multiplex and restaurants
  • Reconstructed chimney, old and new malt houses, brew house and fermenting cellar house

the year Breda & Weinstein’s original Opava trading house was built. It was the largest trading house in former Czechoslovakia.

2013 Building of the Year

Despite a complicated reconstruction and construction process, the hard work paid off. We’re particularly proud that the project won a special general public award, winning the highest number of internet votes.

Breda & Weinstein won the Building of the Year 2013 prize in Czech Republic for “a grand transformation of the old brewery into a new community and shopping centre with a focus on a sensible urbanistic solution”. The project also won 5 prestigious architectural awards. 

Our aim was to take a humble approach to the reconstruction of the brewery. Coupling beautiful old buildings with new development was very complicated, in both commercial and construction sense, and entailed a number of trade-offs. Radim Bajgar, managing director of Mint Investments
